Looking for advice/strategy from like-minded, anti-risk, I want to maximize cash flow type folks.

-Loan Extension Fees-Early Payment PenaltiesAll of these can really add up Lots of good advice from everyone else above, but wanted to add this as if you can find a lender that minimizes these extra charges that can make a big difference

My advice would be to start small and do your research.

Any advice on building a sustainable budget would be appreciated!

Lastly, I always caution clients from taking advice from people that might not be experienced investors. 

I was able to find one after spending an hour searching, it's impossible to get a hold of anyone over the phone, thank you for the advice

Hey @Aasin Pritchard - I'll provide the same advice that was given to me when I started a couple of years ago. 

I think following that advice would be very helpful for you.To piggyback off of what he said, I'd focus on the long term vision.
