The area we are looking in has super high tenant quality, little vacancies, very 'hot' neighborhood and the buying competition is intense.

Also we are through Keller Wiliams.  

We are seeing most investors hit South Buff, University district, and West side for doubles.

We are working with a contractor and his wife witch she is the realator, they find the deals and we buy them cash and pay then to fix them, I know there is a better way but we are trying to learn How did you finance this deal?
