Investment Info:

Single-family residence fix & flip investment.

Purchase price: $300,000
Cash invested: $40,000
Sale price: $400,000

After flipping 2 other small single family houses around 200k we decided to go into a bigger deal, got the property for 300k invested 30k into it and we sold it for 400k, it took a lot longer to sell than the smaller deals.

What made you interested in investing in this type of deal?

Me and my partner been just trying to get into bigger deals.

How did you find this deal and how did you negotiate it?

We are working with a contractor and his wife witch she is the realator, they find the deals and we buy them cash and pay then to fix them, I know there is a better way but we are trying to learn

How did you finance this deal?

We pay cash, we own a busisness together that cash flows really good,

How did you add value to the deal?

I’m sure we are all making money here!

What was the outcome?

We made about 26k on this deal

Lessons learned? Challenges?

Market is better for the 200k -300k, this house took a lot longer to sell but we are gaining experience

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I been working on buying rental properties with my realtor Katy warrant from Dallas tx she is been Great.
