If you’re barely breaking even every month you’ll feel like a chump sleeping in your own house having created a new job for yourself that Costs you money!

@NIcholas Hamel if your current property barely breaks even I would not recommend taking out cash to reinvest.

in solid areas $1100 $1400 is good, in all 3 Decker neighborhoods i would say it would work with $900, $1200,  i was in a place off shrewsbury st 2 days ago which was bare bones, but good location and 3 BR was $1650!!!!

It took me a good two months to build them and even then they are bare-bones without fleshed out instructions or automations.

The website looked legit but there was language barrier because I could barely understand him in either spanish or nigerian thick accent during very brief conversations. 

If they are title attorneys or maybe even other real estate attorneys they may know the bare basics is what I've found.Probably the exception is the attorney's that run the 3 big law firms that handle the tax sales. 

I know you do need some of your own money to invest, however I'm looking for ways to barely use any of my own money.

Some hotel rooms are so small you barely have enough room to walk inside the individual rooms. 

And if you see any deals that are cash flow positive in those towns dig deeper because I am an agent working those areas and can tell you that barely a 5% cap rate can be found here.
