I'm a newbie investor from Alpharetta, GA.

I've been trying to find a CPA with expertise in Solo 401K's in the Savannah, Ga area.

I'm from Georgia but have a friend of a friend who is in the rehab business.  

I'm currently living in McDonough, GA (right south of Atlanta) and working as a financial analyst in Atlanta looking to become a sponge in the community and learn as much as possible about real estate.

In Georgia you might be met with a gun at the front door.  

I've read about landlord-friendly southern states like Georgia, Texas, Arizona, Tennessee and Mississippi being good states for landlords.

Great points Jessica, however we are encouraged to use (in Georgia) the Atlanta Commercial Board of Realtors forms written by Seth Weissman    https://www.linkedin.com/in/seth-weissman-aaa56a12 and to have them reviewed by our buyers attorney.It speeds up the deal---we all know how long it takes for attorneys to "get to the file"  ;)2-3 days can kill a deal or someone else can come in and scoop up the property.

I just checked GA lending laws and it appears one must be licensed to originate mortgage loans in your state. 

Is a license required in GA and NY to originate mortgages by a private individual.
