Great points Jessica, however we are encouraged to use (in Georgia) the Atlanta Commercial Board of Realtors forms written by Seth Weissman    https://www.linkedin.com/in/seth-weissman-aaa56a12 and to have them reviewed by our buyers attorney.It speeds up the deal---we all know how long it takes for attorneys to "get to the file"  ;)2-3 days can kill a deal or someone else can come in and scoop up the property.
