Most of my quotes are coming in around 7% with smaller tenants and traditional banks.

Its a non traditional property so its been a little tricky, but it has a frame house on foundation thats like 1200sqft , and 2 mobile homes bringing in over $2800/month all together and rents are severely under market value. 

In my limited experience, it's always been title, but my only experience has been traditional sales via MLS with brokers.  

Since I want to work with investors, I don’t want to do the traditional marketing by local agent.

I think the mobile means a lender won't provide a tradition purchase mortgage, right?

I find it very amusing when people argue that this country was founded up "Christian beliefs" when in actuality, it was founded upon the principles that people have the right to believe anything they want to believe.

What is the best way to fix it (providing it isn't termites)I don't know much about old home construction, but since you said it was stick built, I imagine the construction is fairly traditional.
