Hi,I'm looking into investing in a multifamily in orangeburg near the universities.

I'm wondering if the 1031 exchange gods and/or goddesses of the universe allow us to sell a SFH (with a garage apartment, but zoned R1) and 1031 our profits into a multifamily (either less than 4 units, or greater than 4 units).

I would be willing to bet that most anything that has to do with Disney/Universal will be hard to find a unique and memorable name that don't already have tags and ad spend that may put you so far down in the searches/algorithms that it may not be worth it.The fact that you mentioned these will be condos makes it even more difficult to brand and stand out, there is much more competition in that space as the units are really tough to make special/unique from all of the others.

Here in my market of Toledo, we have this covered byHealth - Promedica, a top 50 hospital in the USA, and McLaren hospitalEducation - The University of Toledo, Bowling Green State University, and all the schools mentioned aboveManufacturing - Jeep, Owens Corning, Owens Illinois, DANA, The AndersonsDistribution - Amazon, Fed Ex and UPSThe point here is that if my tenant loses his or her job, there are several other options for him or her to purse.The third amenity I want to point out is the "romance" and night life factor.
