I was looking through a local property manager's contract and I found the following clause that seemed a bit suspect to me:"Owner shall pay all expenses incurred by Agent, including, but not limited to, reasonable attorneys’ fees and Agent’s costs and time, and any liability fines, penalties or the like, in connection with any claim, proceeding, or suit involving an alleged violation by Agent of Owner, or both, or any law pertaining to fair employment, environment protection, rent control, taxes or fair housing; including but not limited to, any law prohibiting or making illegal discrimination on the basis of race, sex, creed, color, religion, nation origin, or mental or physical handicap.

Do you lock them down, screen them, call references, verify employment, disqualify felons, require 3x rent vs income, credit check for bankruptcy/evictions, and lock people into 2-3 yr leases?

& it is a tough business.However, I would rather be threatened &/or verbally abused by transient tenants residing in a building generating double digit p.a. returns than a employer demanding 70 hrs a week, while living in false hope of a 1-3% p.a. raise & the anticipation of a promotion into greater servitude.

I do screen these individuals to what I thought was quite thoroughly, as I followed up with both employer and prior rental (who were there for 6 years) but I felt like I simply just got a bad hand dealt as they found something with a driveway (which they had made complaint of my residence since it down not have one at a lower price in a less desirable neighborhood).
