I've reached out to many of the banks and have found half of them are out of the game at present for either being at their limit for CRE lending or having suffered oil-related losses which they are still in the process of working out.

I am the President of the Petroleum Ventures Program, which has the primary focus on teaching members how to invest in oil and gas acquisitions. 

There are some big repairs that needs to be done (create new drive way, changing oil to gas, and removing / filling pool) so that I can use this as a rental.  

I just purchased my first property as a primary residence.I am a licensed Texas attorney, and I currently work in a non-legal role in the Oil & Gas industry.

I currently buy and sell mineral rights in Oil and Gas so somewhat similar.

This can be like oil and filter, tire shops etc... properties with 3-4 drive-in bays Is this a dying industry?

The lawyer said around $400).The property can be rented out now, however I did want to upgrade the electrical panel (which is fuse/ with 200amp service/ 100amp per unit), and to change the heating and water, which is currently oil, to electric baseboard heating and put in separate hot water heaters in the units (the area does not have gas, and the lowest electric costs in the country).I want to thank everyone for posting and sharing their knowledge on this site.I would love to hear any feedback on this deal.
