Which of the two, SBA or commercial loan, offers the best terms?

I'm in the market to purchase a short-term rental in Saint George Utah but the market there (perhaps like many places) feels very overpriced. 

The nice thing about real estate investing is that there are SO many opportunities and strategies to help support your short and long term goals.

My wife and I are passionate about real estate and looking to purchase our first long-term rental property (small multi-family).

I’m currently observing an interesting trend in the Central Florida market where a noticeable number of short-term rentals are being converted into long-term rentals.

Not sure of the sentiment of everyone for Kris Krohn within the BP community but I’ve seen him say it’s not the benefit that you may think as you are beholden to other rules/laws that one would not be without a license.It does seem as though the cost of obtaining and maintaining a license coupled with the costs to have access to things such as the MLS would directly impact overall profits. 

What are the added benefits of the trust and is it worth the cost?

The key learning I received was:- How to target a property with development potential - How to set up the contract with the right contract terms in place- How to educate a seller or money partner about the development process (timeline, expectations, and strategy)- How to get insight from the city planning- Who I need as partners to run the dealI think the training is terrific and can be a source of wealth if a person is ready to put in the effort, and has patience.

Both single-family houses and multi-family properties offer benefits and drawbacks, so consider your financial status, risk tolerance, and long-term investment objectives.Good luck!
