I've seen so many ethics and commission complaints where the agent files a claim With their e&o carrier to only have it denied because of that threshold and they're always totally shocked.

Investing near where you live is generally easier and you can get to know the areas better. 

You want to get to the point where you can do a rough analysis off the top of your head and it takes a lot of experience to be able to do that.

Once they make this transition, the appreciation is where the big returns are achieved.  

What ever I can about the real estate market in NZ to be able to understand advavntages, disadvantages, know where to find information and so on.

But despite this, it DOES happen, and this is where you need to have multiple exit strategies lined up.

If this is your first investment i would also factor in distance to where you live.
