Its just the quality of tenants im afraid of.

The rest are in a discovery period trying to see what they want to do.With 500k down it is tough to get into quality commercial R.E. for hands off triple net.

I am looking to build a quality  network as well as learn from everyone on this forum.

I think the best way to prevent this is to make sure you have quality tenants by pre-screening, which I am sure you are doing already and setting guidelines and rules up front so they know you mean business.

Its quality and not quantity.

I'm guessing the first two have hit for now and I have received 3 calls so far.  2 of them seem to be quality leads so far and one was a "take me off your list" call.

As I've said in previous posts, people that are playing with their own cash can make a lot more money on most deals than those who are having to use some type of financing.And, as for ARV's and wholesalers...if you find a wholesaler who consistently (I'm talking over the course of years) brings you high-quality deals with solid ARV's & rehab estimates, then begin to trust their numbers.
