Questions on finding your first house..

Hello,My name is Michelle I am new to investing in RE outside of owning my home. I am looking to start with rehab & flip I have some questions..First question is what are you doing to find your leads are you doing direct mailing (yellow letters/post cards) targeting a specific list, driving for dollars. Foreclosures, delinquent tax etc. Should I have funding in place first along with a team prior to starting.. I have the flipping & rehab books by J Scott I am going to start reading them with the next day.. Not sure if the above questions are covered s forgive me if they are. Thank You
