If the market starts to turn, you could still be months away from a completed product and have little recourse but to stop progress and take a loss. 

It would be on an individual project basis so I'm wondering do I setup an LLC for each property, do I setup a Trust for each property or should they just willingly give my LLC the cash to purchase/flip etc and I guarantee them money back like a loan?

I work in renovation sales: primarily kitchen and bathroom renovations, so I meet with many individuals who are looking to put their home up for sale in the near future.From my understanding, there is no such thing as a 100% ROI for remodeling. 

None of this applies to employing similar individuals for your own needs, so keep great records that show you kept individual and operational expense isolated.

Sign a lease for Exactly one month at closing, have a hold back of an xtra $10k or so to protect yourself/motivate the seller.

I realize that these might be considered 3 different products and not all providers offer all 3.
