This is tricky and it pays to think about the placement before you start (that goes for all tile jobs).

In our market, it is common for property managers to provide "Lease-Up" or "Tenant Placement" services where they do all the showings and screenings then hand the tenant back and deposits back to you to manage yourself.  

I can't answer precisely because I haven't taken out one with a bank yet. 

For instance it works really well for private placements that raise money from high income earners who pay less at a high rate (32%+) now and pay the taxes at a lower rate later.

I tell my investors, I will guarantee we place a tenant based on our underwriting guidelines, but I can't guarantee that the tenant situation will not go bad down the road or even soon after tenant placement. 

Just by having the licensee on your team you can put the seller at ease, get precise sales data reports, and leverage the MLS to populate hundreds of other sites nationwide.

But you want a good one for precision and so you don't shed bristles (Purdy, Wooster, etc).
