I am currently pending on a duplex in the Westmont area of South Los Angeles (just south of Century, between Western and Normandie).

For example: I'm in Los Angeles and IMO it's not really a buy & hold market because it's not landlord friendly, I detest rent control and it's very expensive.

I am a direct lender and broker in Los Angeles and am expanding my business outside of my surrounding counties of Orange, San Diego, etc over to Central and Northern California counties. 

As someone who grew up in Los Angeles and spent most of my adult life in New York, I too needed to find somewhere to invest outside of those cities where cashflow was near impossible.  

My wife and I are originally from New York, and we moved to Los Angeles ten years ago.
