Just create a nice package for the project explaining the situation. 

I see they offer annual system checks and pest services as part of the package, but there is enough small print.As a landlord do you use home warranties?

One of the things we are developing more of as the market starts to slow down is to build an Investors Package List.  

I have a few large portfolio packages I bought with non-REI cash partners.

Last Friday I received a package from the condo association, which I should have much sooner, but it wasn't available.

Obviously do this in a manner that is still “friendly” --- you can remain still courteous while kicking someone out.Also as a matter of “courtesy,” I would send the tenant a mailing package by certified mail, return receipt requested.

Im currently seeking a bank or lender that will refinance my package as a whole having equity in them all.
