I'm helping a friend who wants to start investing in real estate.

I am from TN and the real estate here has gotten too pricey to produce the returns I am looking for.

Some are contractors, some are real estate agents, some are investors.

I am getting close to purchasing my first investment property and looking for any help or guidance anyone can offer.

I fear the timing may be an issue with the large transaction volumes, and money in money out scenario.Any advice regarding the best accounts for SPE LLCs used to invest in and hold real estate would be greatly appreciated.

Sure, in theory, the strategy this investor used might sound clever, but it’s also incredibly risky to rely solely on the compliance of a borrower—especially when they might not fully understand the terms or simply can't agree due to their personal situation.I have tons of ideas that might look good on paper, but I don’t pursue them because I assess the real risks involved.

Truthfully I'm struggling even finding a solid real estate agent.Can anyone provide advice or similar experience?

I'm looking for real estate developers to partner up with.I'm with Mini·O (mini-o.com), we sell backyard studios: from mini offices (96 sq ft) to tiny homes (300 sq ft).

So, I'm hoping someone here can offer up some advice that we're not thinking of.
