In the past, the company I worked for had originated notes on newly purchased mobile homes but the key here was we serviced the note, managed the parks, and would assist with renovations, any turnovers, etc. so the note owner could resell the mobile home again more easily (thus keeping the lots full and increasing the value of our parks).

@Chris MasonSo, the 2.5x rule applies before the new purchase, or do rental incomes from the newly purchased property count toward the 2.5x? 

And with the inventory of existing homes for sale dropping to record lows, many buyers will be forced to turn to newly-constructed properties.
