Is my rental income sustainable

I purchased a rental property in Georgia. It is currently rented at $2795 however I found that this is quite high in the area. Rentestimate for similar property is 2150 only. This might be partially due to the fact my property was newly built in 2018. Can I expect my rent to sustain? How can I find out?
