Figure out where you plan on investing (in-state vs out of state, landlord-friendly vs tenant-friendly states, etc), what you plan on investing in (str, ltr, fix-n-flip, wholesale,etc), why you're investing (cash flow, appreciation, passive vs active, etc.), who you plan on investing with (significant other, friend, family, investor partner, solo), when you plan on investing (asap, closer towards the end of next year, etc.), and how you plan on financing the deal (cash, seller financing, conventional, FHA, hard money, private money, etc)

Sometimes we will run into fraud and one of the ways to filter is select companies with a real presence (online, etc..) and preferably with a D-U-N-S number.
