Help us decrease issues with contractors!

Ok Y'all we have stopped the "maybe this... or maybe that... what ifs" etc.. .and have officially jumped in as Fix N' Flippers. I'm great at researching and asking questions-- one thing I hear from pretty much every REI in our area is that, they can't keep good contractors. They either don't show up, show up and start, but don't finish the job, etc.

Maybe there's nothing we can do about this, but keep a heavy *** list of contracts in the event, one bails, but I thought I'd ask you guys what advice you would give, rules you follow, etc that has helped you in this area?
