I've never met women roomies where it ended well, frankly the younger they are the worse it is, you two may never see each other, you may need to light a fire under her if the nice route doesn't work in a timely manner.

If you hire someone to do your landscape - mowing the lawn, prune trees etc... on a monthly basis, you might want to drop by once every 2-3 months to make sure the lawn maintenance work is satisfactory.I suggest you personally go change the air conditioning filter every 30-45 days.These two combined should give you a good excuse to stop in to inspect your property without them feeling like you are watching them.Add to that the occasional need to go pick up mail (in case not everything is forwarded or changed), as well as actual repair work...you have plenty of opportunity to go inside without any specifically scheduled "inspections".I tell all my tenants up front I will come by every month to change AC filters, bleach the condensate line, throw some ice and lemon peels into the disposer.

The house meter is for consumption not specific to the individual units...such as exterior lights, power to the washer and dryer, sprinkler system, outside hosebib etc...If existing water lines are behind walls, under slab, it is going to be impossible.Also, if you separate electric but not water, and your water heater is electric, make sure you are not supplying hot water to unit B on a branch of a line powered by unit A's electric.

Most likely they will provide you with walls and concrete floors and you will have to finish the rest (bathrooms, interior unit walls, flooring, lighting, etc).

I'd worry that you'd have liability if something bad happened (like a fire or serious injury), and it came to light that the accommodation was not legal.
