My question: Should I wait until I'm home in a few months to seal a deal, or start looking now to hit the ground running and manage a GC long distance?

I have two STR , one we have owned for 1 year a will have that income reported on our 2020 taxes, and the second is in the rehab phase and will hopefully be refinanced in a month or two. 

None of the outlets were grounded, so I had an electrician come take a further look.

If you have active termites you really need to hire someone with the equipment needed to put the appropriate amount of pesticide in your ground as termite damage is expensive to repair.

Since I'm out of state, I'm working with a Realtor as my boots on the ground to help me physically look at properties and analyze deals.  

However I'm trying to change that as the dream is to retire from my day job and do this full time.I live in Australia so would like to make friends and build relationships with all you who's on the ground or are doing the same as me.Hopefully our mutual friendship will result in win win deals for all.Dave

You should think about joining and investment club and a meet up to get boots on the ground feedback.

This will be my first BRRRR deal so trying to be prepared fore refinance phase in advance.
