My First House Hack: Affordable living in Denver, CO

Single-family residence buy & hold investment in Denver.

Purchase price: $370,000
Cash invested: $10,700

Craig Curelop is the real deal! He helped my find this beautiful 4 bedroom single family unit for my first house hack. Craig walked me through the whole process, connected me with a network of great people to solve all the small issues that arose, and got me moved into this house for a great price. I have one renter moving in this month, and I'm working on converting the basement into an AirBnb rental.

What made you interested in investing in this type of deal?

I was originally thinking about a multi-family property, but they're hard to find in Denver. Listening to the BP househacking episodes that Craig guest starred on (252 and 350) made it seem like the best approach for me.

How did you find this deal and how did you negotiate it?

Craig found this property for me. He set me up with a search, and I spent a few weeks looking through properties on his listing platform and selecting ones I was interested in. We narrowed it down to four, went to tour them, and decided to move forward on this property. Properties don't stay listed for long in Denver, so I jumped on it while it was available.

To negotiate, I used the inspection report as a basis for what needed to be fixed. None of the outlets were grounded, so I had an electrician come take a further look. After seeing what he wanted for the work, the sellers hired their own electrician to get everything taken care of. They ended up crediting me for some other work and also agreed to pay their deductible to get a new roof put on through their insurance.

Lessons learned? Challenges?

Negotiating is important. I saved around $10,000 by having a thorough inspection and getting quotes from contractors for the work that would need to be done.

The biggest challenge since buying the property has been staying motivated to rent it out. I want to keep all this space for myself! Fortunately, I've found a compromise that should still be profitable. Instead of renting out all 3 bedrooms to long term tenants, I'm going to use the basement as an short term rental.

Anyone who can should use Craig Curelop as their realtor. If you're looking to house hack in Denver and don't call Craig, you're wasting time and money.
