In my opinion, determining factor 1 would be the price of the home you are looking to buy.

Hi Frank,I, like many on this forum would say that if you're looking at getting into a new venture just for the tax advantages it might bring, it's normally not a good idea to factor that into consideration.

Factors such as age, fire protection of the location, alarms, construction, proximity to a coast, etc. can impact the rates.  

I could rent for 1yr or 2 and then sell, when hopefully realtor fees are reduced...

If you are self managing i would recommend taking a self management fee of 6 to 10% (as if you were paying property management) and then start splitting on the profit coming in. 

With these loans, we really underwrite the rental performance of the asset vs. the borrower, although credit does play a big factor, along with experience.
