As a consumer, it is important to make a huge distinction and it is why it is so important to really know who you are buying from when you buy passive investments far away from where you live - turnkey or not.

For someone who is exhausted (or works nights especially) that 30 min commute can become dangerous (speaking from personal experience).Hope that helps.

Thanks, @Stephen Garmon I heard the Garfield area was a bit dangerous but saw couple of decent duplexes.

If this is a really great opportunity in an area you think is going to really turn around and you think a hold will pay off, I think you can chance a risk like that but speculative investing is dangerous in its own right.

Family says he is out of danger, but a long long road to recovery and several surgeries to go.
