@Gabriel Esparza I have not looked into hard money in depth since I had the cash to use on my first two purchases but I'm aware of that possibility and I'm at that point where I'll need to explore it as an option moving forward.

wow thankyou so much for the in depth reply Scott, I've written the quote down and set it as my wallpaper on my phone so it's the first thing I see every day to keep me motivated, I've also just grabbed myself a copy of the intelligent investor (warren buffets most highly recommended books) I hope to learn a lot in the near future...JT.R, yes I intend on going to university to do a bachelors degree in either economics or commerce (accounting major) after I graduate from high school...

Hi Tim, i'm obviously a newbie around here so maybe im out of my depth giving any suggestions but why dont you just cut out the middle man wholesalers and try direct mail yourself. 

I could give you an in depth analysis of this area, but I think it would reach the limits of this blog space.  

I was absolutely amazed by the breadth and depth of the knowledge presented on this site.  

We typically have a specific topic in real estate investing  that we do a more in-depth discussion on (we just did one on commercial real estate last week).
