So in my view self directed IRA are great for note or tax lien investing, but not the best for syndication or direct real estate ownership.A self directed Qualified Retirement Plan (for instance a solo 401k) is usually better at least to avoid the UDFI taxes for syndication or other passive leveraged real estate investing.

If you're having trouble finding these guys, there may be more experienced agents in your office who could point you in the right direction.Having access to the MLS and being able to view properties instantly, are two of the main benefits of maintaining your license as you start to shift to only investing (if that's what you end up doing).

That would make those properties eligible for her to do a 1031 on her sale to you unless your contact/agreement with her is such that it rises to the level of a land/contract or installment sale where the benefits and burdens of ownership have passed to you to the extent that the IRS now views you as the owner even though not on deed.
