One of the requirements is to have a trustee. selecting a friend/family isn’t an option for me.

build don't' buy. 43203, 43205, 43206, 43207, 43223, 43222. new construction is selling at a premium by 30% to existing inventory, land is in better locations. infill lots for single family or 3 family is what we do I have a million posts in the marketplace about it. most of those are adjacent downtown zip codes in columbus where there is existing inventory.

I am thinking of asking the seller to have the building vacant.  The seller provided the rent income history and all four tenants for 4 apartments are late and have been late in the past.  Is that a reasonable request...

The official source I was able to use is the National Association of Realtors site and it shows Multi-family market cap rate of 6.1% for 2024 Q1 (2023 Q4 was 5.7%).

I'm looking into purchasing either a SFR or 2-3 unit MFR in Tucson, AZ, near the University of Arizona and its major medical center. I know nationally there has been a glut of MFR entering the market. Does anyone know...
