Trustee services for a land trust

I’m in the process of creating a land trust. One of the requirements is to have a trustee. selecting a friend/family isn’t an option for me. What do people generally do in these cases? Use a trustee service provider? Any recommendations for such companies? 

A  quick search shows that such companies charge a certain percentage of the asset value per year. Even with less than 1%, it can be a huge cost.
