I don't know about TX, hard money terms are very local, but in the New England area, I don't know of a single lender who doesn't require a personal guarantee.

I am a fan of staging and it really works but there are instances when it is unneccesary, imo.Typically my homes are the nicest listings in the neighborhood and also the lowest priced by a bit.

Here in New England, it could be old horsehair plaster over wood lathes (terrible) or high end plaster over blueboard.
