I am not against pounding the pavement and doing the work myself if I can get a property for 70% FMV and upgrading for a later refi.

Add a bedroom, upgrade finishes, etc2.

I tend to buy used white washer and dryer pairs off people upgrading their not broken machines or moving.

It's less than one year old, and I found only one mention in BP on it.Here are the particulars:Company extends consumer credit for a construction loan, secured by a Deed of Trust on the subject property, in order to repair/upgrade a primary residence prior to sale. 

Price was high for the neighborhood, but worth it when compared to others with no upgrades.

This option will allow for a 3 bedroom/2 bathroom unit and avoids the ~$45k in upgrades but will most likely cause the total rent roll for the property to be ~$200 less than projected as a 4 unit.

We are considering offering to buy using subject to, so as the owners on the title/deed we can make any & all repairs & upgrades.

It’s very unlikely that this property is a great deal if it’s been sitting on the market for 1+ years (assuming no recent price changes or upgrades).

For example, I paid 8K to upgrade the electrical on the house.
