The "trick" is to be very accurate with your rehab cost projections and expected rental rates.

My plan with BiggerPockets is to learn the tips and tricks to become a successful investor and be financially free. 

New investors think that a mentor has some secret method or real estate trick that they'll gain access to over time if they pay them enough. 

Do you all have any tricks on your sleeve to identify reasonable tenants?

The trick is how to seperate the motivated sellers from the non-motivated sellers  automatically without having to do any work (and for free).

What does this have to do with anything.. dude, brilliant quesiton.It doeasn't matter what tricks and tips you apply to doorknocking, cold calling ... if someone is not motivated to sell, it doesn't matter how pretty your flyer, or how often you show them your face (really?!)

Long post short, just looking to learn from those who have bought a house in the Syracuse area and see if they have any tips/trick on how to best go about doing so.

I think the trick will be in any of those cities not to be in an HOA community.
