This was the same when we acquired current home, agent freaked when we added Hubbard contingency (subject to us selling current residence).I'd love to team up with an investor that has $500k ready to roll. 

Despite all that I continue to invest in Ottawa because that's where I have my team, the cap rate's ok, and I like the market dynamics.

My first few properties would ideally need light cosmetic rehab as I'm not looking to take on large rehab projects while I'm still building my team.

This young designer and their team also did stagging for SFH sales and had an inventory of furniture that they could "sell" to us at a significant discount.

I'd like to see if anyone has recommendations on a good team of agents (<$100k purchase price), property managers, and/or a turnkey company.
