Understanding the incentives and strategic focus of each player in the deal is very important to know going into the investment.

So maybe smaller players are ruled out but bigger ballers are in the game..

As far as I know Fidelity with their FDAS is the only big name player in the institutional space.  

Brokers, lenders, sellers, etc. are all players that like to work with people they know and trust already... with a lot of net worth, liquid cash, and experience. 

Direct mailers are the last resort for me, I am only doing so once I've exhausted all other means of contact (i.e. text, phone calls, emails, finding them on facebook, etc).

All of these areas were pummeled by park and resort furloughs and layoffs though, flattening or lowering rent prices.

There are massive fines there for buying something and using as a vacation rental without the proper permitting and those can be really tough to get unless you buy specifically in a resort zoned area which tend to have a price premium associated with the location.
