@Jason Hirschfeld the ADU will bring you more money, as long as zoning is ok with that and renting it out, as this would not be a mother in law suite because you don’t reside in the house.

LLC's can be so beneficial in fact that some investors have a separate LLC for each property- this way if a situation goes into lawsuit with one property, the lawsuit is contained to this property (and this LLC) alone, not all of the investment (or personal property!)

Last I heard was early last year that they won the lawsuit, but there hasn't really been news since.That said, this town really is lacking things to do that don't involve a bar stool.
