I love the layout of the home and will be a great house hack with a mother in law suite i could rent for 800 a month. 

By using PropStream I actually located a decent looking duplex in my price range with a $32k lien that looks like it was from a private lawsuit.

And if there is a house with a mother-in-law suite or a plex unit, and the owner occupies the property, it is allowed.

LLC's can be so beneficial in fact that some investors have a separate LLC for each property- this way if a situation goes into lawsuit with one property, the lawsuit is contained to this property (and this LLC) alone, not all of the investment (or personal property!)

Last I heard was early last year that they won the lawsuit, but there hasn't really been news since.That said, this town really is lacking things to do that don't involve a bar stool.
