First interview and get recommendations for property managers and handyman.  

If you want to find a realtor to help you look, be sure to interview more than one and choose one that is also involved in real estate investing themselves on the side.

After interviewing a few lawyers I picked one to work with, but then again now that I am working with one I am only getting one opinion!  

@Aaron Ingram I recommend River City Realty but I am ready to start interviewing new companies so not all our eggs are in one basket.

Once that's done, get to listening to the free BiggerPockets Podcast - A really great podcast with interviews and a ton of great advice.

Then when you're ready to interview, start with those questions posed by @Kim Meredith Hampton.

I even use Skype and TeamViewer to communicate with clients so I'd highly recommend looking for one of the best with great references that interviews well with you.So look for someone you can connect with that works out for your situation.Feel free to ask here if you have questions

This way they have the option to consider renting or not depending on their preference.It is not only the landlord that chooses the tenants, the tenants should also be choosing their landlord.When I interview perspective tenants I am up front and honest.

Make sure you interview them and get a feel for them.
