I agree that rates primarily affect rental properties first and hardest, but Owner occupied won’t be spared if rates stay high. your not seeing it work it’s way through the supply chain, but material prices are coming down.  

If you knew your numbers it would be nearly IMPOSSIBLE not finding a buyer once you have a solid deal under contract.So no, get buyers, sellers, ferrets, gold egg laying goosballs, do it all!

This has not translated to the building products market yet due to upward price inertia and supply chain issues.  

Gold Star Mortgage has a branch in Tennessee with a wide range of products for residential loans, and they do offer DSCR products as well. 

You may need to have an abstractor run the chain of title via grantor/grantee and see if somewhere in the back chain a transposition error occurred that might be able to be cured.
