The upward pressure on Cap Rates are going to continue due to the Steel Tariffs imposed by the current administration which is due to expire May. 2018.

That being said, you have had success with rentals, why not continue?

However I kept the units small and included them in the ammenities of the units as an additional selling feature. 

For example, does the ad highlight the main features, schools, walk score (walkscore.com)?

I'll continue to asset manage til resale, or manage the default if borrower stops paying.   

After reading "Build a Rental Property Empire" by Mark Ferguson and "The Book on Managing Rental Properties" by Brandon Turner last week, I am throughly excited to find ways to continue to grow and learn this industry in hopes of  property reaching my goal of financial freedom with passive income. 

And experienced flippers, for the most part, know this and don't incorporate features that limit their buyer pool.
