I figure that if there's a dispute over charges to the tenant's deposit later on, the certified letter as well as earlier emails on the subject would satisfy a judge that the tenant had delayed submitting the checklist long enough to undermine its validity.The tenant's delay then actually would seem to work to the advantage of the landlord.

So in other words, I can't use the line of credit I have for a down payment.I mean i would imagine that if I were able to purchase a property using the credit line as down payment, and there was enough equity in the property, getting a loan for a fix and flip would be easy.

I'm somewhat living my ultimate goal right now, my growth plan is to enlarge my multifamily portfolio by a few thousand units over time.It's hard to imagine that I started with a single property with some seller financing (because I had no money) 24 years ago to having just bought my 630th property last week.

If we do find we have someone who tends to not pay in a timely manner, I can generate an automatic email every month to those tenants as a reminder.
