Here are two of my favorite lease clauses that should help you. a.Landlord informs the Tenant that the sewer system of the Premises is not designed to accept many types of items, included but not limited to, paper diapers, sanitary napkins, tampons, and children’s toys, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks or newspaper.

I purchased a 6 unit building about a month ago and scheduled my regular HVAC vendor to service and clean the systems.  

These days there many brands which provides home alarm systems at reasonable rates.

 @Stanley Kong I just received 1 month notice in my duplex yesterday and I believe I will list for 1200, I try to Keep things clean and performing well and it will be at the top of the range with a monitored security system and dishwasher.

@John K.We use appfolio for our property management system and it allows us to customize our applications and once prospective tenants apply online we get notified.

Do you guys have any tips for maintaining my privacy or any systems you have found that work?  

Do you have a good lease, accounting software, intention to inspect the unit twice a year or more, online payment system (you'll want this since you travel alot), screening criteria, and ability to implement all of your policies and deal with tenant issues along with showings associated with vacancy?

Do you personally show the property, or do you use a drop key system?
