I think Texas is one of the few states outpacing us right now but they have issues with weather on the coasts there and very high dry heat temps.

@Maurice Collier I'd start getting the property rent ready, such as safety things, and perhaps look into some upgrades ... especially dishwasher, washer/dry, new flooring, paint, outdoor space, deck, but it depends a lot on your market, and how much money and time you want to invest.

I am looking for a moderate rehab for a property (windows, flooring, dry wall) and potentially adding a bathroom etc.

There is another post on here where a guy loaned money to his friend, then the deal fell through and it turns out his friend took his $24k and paid some back taxes with it, so the trust is gone, the money is probably gone, and he is left high and dry. 

I currently pay for the water since I want to be sure the yard stays nice and doesn't dry up.
