The average DOM in Duluth is 45 days but with that many showings I would definitely suggest a home stager if you're not prepared to drop another 5 - 7% in asking price.  

and in the lower price points especially in mid west rust belt the under 100k is dominated by investor i bet 10 to 1  at least.
