CA is a disclosure rich state and you will need guidance regardless.

Full disclosure KW is a multi level meaning if I recruit you to KW and you sell a house that puts profit into your office, somehow I get a profit share off your office for that month.  

They put me ahead of the deal I asked for full disclosures knew that I already insulated myself with 30 K , Because I knew it was under market value So if any repairs come up after closing or unexpected I have a least a good enough cushion on the buy side so if any issues comes up I’m still ok .

There may be disclosures involved where they may ask your intention for the property at closing (stating you plan to live there).

There is also the issue of disclosure down the road.Do we have to buy the house?

I walked from a property I had under contract when I found that the foundation was shifting and the seller lied on the disclosure form when it asked for any shifting in the structure specifically the foundation.
