I would love to answer that.... there is no "going rate" for tenant placement other than measured against what a person/co. is doing and delivering in their tenant placement.

If you can find a good co-sponsor to assist you with this it's the best way to learn.  

You can still run a business out of your residence so some “co-mingling” in real life is okay.

They do not have to co-located with you, but they must reside and operate in your state. 

I also have the option of having a parent co-sign or being a co-borrower and definitely being able to get financing, but am going to try to secure the loan on my own first.
