both properties I owned in Palo Alto Ca one I bought in 83 for 185k  todays value probably 2.5 mil to 3 mil.the other I paid 500k for in 87 today easy 4 mil.. did not need to sell them at the time. they were single family but they would have been negative cash flow by 300 a month on a one and 500 on the other.. 

I'm sure the Wausau area is similar to where we are and available & decent rentals are very hard to come by so demand is very high (so rent by the room could work).One way to find off market properties is simply by driving the neighborhoods you'd live/invest in and look for multifamily properties (2+ front doors, multiple unit #s on the doors, etc), write down the address, look up the owner, and write them a letter.

Today she informed me that her son in law changed the thermostat in my unit and claims the neighbor next door has control of her furnace(not possible).

My 9 year old son is with me at times because I like him to see what life is like.Advise: stay in your lane.

My son is graduating CSU with a Criminal Justice degree and is applying to the Colorado Springs Police Department and our lender said he could count his years in college as years of employment because his degree is the same as his career field. 

I have never been more scared of failure before, but now i have my son and i cannot put us in a bad financial position.
