My primary goal as of right now is working towards finding a great house hack; whether that might be a multifamily property or a large single family home that could appeal to the college town of Eugene.

I have a single family rental (2 bed/1bath) in Berkeley, CA that I bought in 2013.

I've used him 3 times for single family homes and have been very satisfied.

But if you're single, studying and can buy a property you could also rent out to other students, it's a no-brainer to me.

I'd be curious to hear from other landlords what their comfort level would be with a single parent and 3 kids with another on the way.  

For instance, picking up single family rentals in Chattanooga may not be the best idea right now due to a rise in prices.

I ideally like Multi Family rentals for the scalability to fit my long term cash flow goals quicker, but I do analyze occasional deal for single family homes if they hit my metrics.
