Many times the ability to build more units is restricted more by parking requirements than zoning. 

@Kyle Neiswender I had a similar situation happen in NJ a while back where the bank accepted my offer, signed and all, and then it turned out that we couldn’t close because there was a deed restriction on the property and it couldn’t be transferred for another year .

Has eligibility restrictions that rules out investors who own too many houses. 

You might want to check with your plan administrator for this or any other restrictions the plan may have on taking additional loans.

It has a total of $52000 lien imposed by the IRS.

I did some researches and it turns out there are lots of restrictions/resistances on STR not only in California but other states too (and bills are getting passed left and right ...)As STR (AirBnb, VRBO) are getting more restrictions, does anyone start thinking to switch (or already switched) the strategy to LTR?

@Joe Donohue in that Indiana rule you posted it says "Specifies that these provisions do not: (1) prohibit a municipal legislative body from imposing any requirement to: (A) ensure payment ". 

I'm worried that if I have pets in the home and I give the tenants pet restrictions that makes me look like a hypocrite.
