I'm eager to learn, extremely critical and optimistic in nature, and have administrative/customer service skills that can be of service to anyone.

Will not including this form NATURAL HAZARD DISCLOSURE STATEMENT accidentally cancel a purchase agreement contract?

It seems this is a natural first step for most inexperienced investors. 

When you have a lot of people bidding on the same thing and there's emotions involved, the prices naturally bid up so the appreciation of SFR nets you additional equity over time.   

In my opinion, this matches the nature of investment - there are risks and rewards and investors are meant to weather one and reap the other.

Owning rental property comes with lots of natural risk.
